The Melbourne 2030 is a planning policy initiative of the Victorian State Government that was released in 2006. It is a plan to manage Melbourne's substantial growth over the next two decades by following nine (9) key Directions at state and local government level.
The Melbourne 2030's impact on the property market was immediate and will continue to be of substantial benefit to astute property investors who understand its implications.
Continual expansion of Melbourne's outer area's places considerable strain of local and state government through the continual need of infrastructure and local amenity funding.
Initial research indicated if the rate of expansion continued many fringe areas would lack the needed infrastructure to adequate allow each area to perform as a thriving social and economical community.
The solution was to identify existing areas for higher density and fringe areas suitable for growth in order to meet the needs of an additional 620,000 households, which is about the size of Canberra over the next 30 years.
The Melbourne 2030 now acts as a guide to "hot spot" areas that will receive considerable growth in the short and long terms and are considered by many experts to offer the best property investment opportunities.
Property Planet has conducted significant primary and secondary research on these planning policies and more importantly what impact these new initates will have for residential property investors. Our conclusion is that selective defined growth areas offer sound capital growth prospects as a result of future infrastructure development.
